St. Modwen, the regeneration specialist has submitted the planning application for the final phase of the Albion Gateway development. This project will include retail and leisure space as well as commercial units, and the development has already seen interest from some global brand names.
The development is located in Burton-upon-Trent and has already seen space taken by Aldi and Starbucks. Aldi has agreed to an 18,000 sq. ft. food store, and Starbucks intend on opening a drive-through coffee shop within the development’s 29,000 sq. ft. of retail and leisure space at Albion Gateway. The development is also expected to contain a retail terrace, which will provide more units ranging from 1,250 sq. ft. to 5,000 sq. ft. There will also be a 6,000 sq. ft. gym located on the first floor of the development. In addition to the retail lettings opportunity within the Albion Gateway development, St. Modwen has also secured two agreements with two leading commercial firms that will see a new and adjoining 30,000 sq. ft. commercial development. MKM Building Supplies has already taken 13,000 sq. ft. of this space.
Discussions have already occurred with brands looking to take the units on the retail terrace. The continued interest in the space on offer at the Burton-upon-Trent is promising and reflected the need for retail space in the area. It could also reflect St. Modwen’s ability to capitalize on the best strategic locations.
The Albion Gateway development is a trade counter and warehouse scheme that will span across 10 acres in total. When the development is complete there will be a mixture of roadside use facilities, trade counters and warehouse space. It is thought that this development will lead to the creation of 450 jobs. It is hoped that the planning permission will be granted and work will begin on the final phase of this development by Summer 2017.
