Templegate Developments Limited, a joint venture partnership that has been formed between Evans Property Group and Keyland Developments has announced that it has been granted planning permission from Leeds City council that will see the delivery of a new community.
This exciting new housing development will create up to 1,100 new homes as well as primary and secondary schools, public open space, a local centre and convenience stores as well as other associated infrastructure. The development will take place on the 170 acre Skelton Gate site which is located within the Leeds Aire Valley.
With the awarding of planning permission, this development will transform Skelton Gate, which can be found to the east of Junction 45 of the M1. This development will be sustainable and mixed-use and it is thought that the creation of this new community will make a significant contribution to the Council’s housing requirement. This housing target will see a minimum of 6,500 new homes created in the Aire Valley by 2028.
As a part of the planning consent, Templegate Developments has agreed to transfer those parts of Skelton Lake within the site over to Leeds City Council for it to manage as a partnership with RSPB to form a new nature reserve. Leeds City Council met on the 8th November, and the Full Council approved the adoption of this Aire Valley Leeds Area Action Plan. With the approval for this first development, it is thought that there is land at Skelton Gate for up to a further 700 dwellings which can now come forward from the release of Green Belt and could be used to complement the consented scheme and lead to the creation of a sustainable extension of the Main Urban Area.
The planning consent for this development is great news and now Templegate Developments will be able to bring forward a range of major investments for ground preparation and infrastructure works in order to start the project. The property development partnership is currently in talks with the Homes and Communities Agency in order to see if their Home Building Fund can assist in accelerating that process.
