A plot of land near to a famous Midlands racecourse with planning permission to build five family homes is coming up for sale in Bond Wolfe’s next auction.
The half-acre of land off Poplar Close, near Carlton, east of Nottingham city centre will have a guide price* of £420,000+ in the livestreamed event on Thursday 24 October.
Colin Totney, land and development surveyor at Bond Wolfe, explained that the site was near to Nottingham Racecourse, owned by the Jockey Club and operating since 1892.
Mr Totney said: “This is a freehold residential development opportunity with planning permission for the development of five detached houses.
“The site of about 0.5-acres is currently a sloping parcel of land accessed from Poplar Close and located in Carlton, a predominantly residential area.
“The land is about three miles east of Nottingham city centre, and near to various interesting attractions including the famous Nottingham Racecourse.
“Also close by is the Nottingham Wildcats Arena, a sports centre that is the home base of a women’s basketball side.”
The land up for auction is around 18 miles away from Derby and 29 miles away from Leicester, with the national motorway network accessible via Junction 25 of M1 Motorway, around ten miles away.
Mr Totney added: “We understand that planning permission for the erection of five detached dwellings was granted by Gedling Borough Council in March last year, subject to conditions.
“Interested parties must, however, make their own enquiries of the local planning authority and independently satisfy themselves as to the suitability of the property for any use or development they propose.”
The land at Carlton will be among 183 lots appearing in Bond Wolfe’s next auction which is due to start at 8.30am on Thursday 24 October.
