    Leeds City Council has received an application for planning permission from Keyland Developments Ltd. The site in question is currently vacant and 16 acres in size. The development team has submitted the plans with the view to create a mixed-employment development  with great access to Leeds.

    The plans propose the development of a 265,000 sq. ft. space that will hold 8 different units all measuring between 20,000 and 60,000 sq. ft. The space has been planned for this size in order to reflect the demand for warehousing space in the market at the moment. The plans that have been submitted by Keyland Development Ltd has been designed in order work alongside the two other sites in the area, the Cross Green Industrial Estate and Leeds City Region (Aire Valley) Enterprise Zone. These existing locations are undergoing a great deal of development and the proposed new site will be situated in between them.

    The key selling point of the warehousing space that has been planned will be the access to Leeds and the wider road network. The proposed site is located off of Pontefract Lane, an A63 trunk road and is between Leeds City Centre and J45 of the M, both accessible easily via the M62. The plans for the new development could lead to the creation of around 500 new jobs and will help Leeds City Council take another step towards improving their employment creation targets.

    The planned commercial warehouse space is still awaiting approval, however if the plans do go ahead the new development will see the creation of B1, B2 and B8 industrial and commercial warehouse space. The plans place emphasis on making sure that any future tenant of the development have the best possible access to the A63, connecting them to the wider motorway network.
